There is an active debate going on in the world of roofing about the pros and cons of the use of metal roofs in residential roofing. Does it make sense for homeowners to invest in metal roofing?
Compared with shingles, metal roofs cost more. The trade-off, however, is that metal roofs last significantly longer than roof shingles.
Is that longevity worth the investment? How can you tell whether it’s right for you and your home?
Here are 10 things you should know about metal roofs:
1. Don’t use galvanized steel if you live by the ocean
Galvanized steel is a type of material made from G-90 and G-60 steel. G-60 steel, which is less expensive, but thinner gauge, can corrode. G-60 is sometimes used in corrugated metal panels. If it is exposed to salty water, or even salty water vapor (such as ocean mist), it can corrode. Other types of metal for roofs, like Galvalume steel, zinc, copper, or stainless steel, are much better when used near the ocean.
2. Copper lasts a very long time
Copper is amazing as a roof material. It can last hundreds — yes, hundreds — of years. It is pricey, though, so it is not all that common to see used for full roofs. If people can afford it, they will often use copper for specific overhangs, or bay windows. A full copper roof can be incredibly long-lived and durable, but as it costs about $900-$1,400 per square, for pans or standing seam panels, it isn’t a very common choice.
3. We can add metal on top of your old roof
We generally do not need to tear off the old shingles if we are installing a metal roof. We can just install the metal material over the old roof. This saves us labor costs, and shortens the length of time needed for the work. Since metal is so light, it can usually go right on top of the existing shingles — no matter what material those shingles are – without damaging the roof structure underneath.
4. We can install in the winter
Most roofing materials should not be installed in the snow and ice, but metal is fine to install year-round.
5. You should have a slope
Metal roofs are really meant for roofs that have a slope of at least 3:12. Roofs that are closer to flat or horizontal are better served by other materials.
6. Colors abound
Asphalt shingle roofs only come in about 15-20 colors, but metal roofing can come in over 100 colors. Reds, greens, blues, and other tints that are difficult to accomplish with asphalt are much easier to achieve with metal.
7. Standing seam and metal shingles are equally durable
Some people think standing seam metal roofs last longer than metal shingles, but this is not the case. Both types of metal roofs can last many decades, and there is no discernable difference in terms of performance.
8. The warranties are long
Metal roofs can save you money in the long run, despite the larger initial material cost. Manufacturers can deliver warranties on metal roofs that last 30 years or 50 years. (A 50-year warranty for ANYTHING is a rare feat.)
9. It can withstand hurricanes
Metal roofs can deal with winds of up to 160 mph. If you live in a hurricane zone, this alone may make it worth the price of installation.
10. Noise is not an issue
You may picture a metal roof sounding like an old tin roof in a rainstorm. This is not the case. The metal roof goes over wood, generally, and this makes it sound the same as an asphalt shingle roof, not louder.
