How Much Does a Roof Repair Cost?
Pricing a specific roof repair cost is difficult without actually seeing the area that needs to be fixed. Roofing material costs are just one element of pricing – physical labor is of course another. The type of repair needed is also key in determining costs: is the issue an old roof leak repair that has been spreading, or a new, smaller problem that was caught very early? You can’t always determine the severity of a problem by checking the most obvious signs of damage – what looks like a small problem can often be revealed to be much bigger upon closer inspection.
The following are the most common types of roof repairs that we see:
Missing Shingles
The type and number of shingles that must be replaced will determine the cost. Lighter shingle material will be less costly than heavy shingles will be. A wind storm can cause many shingles to be blown away or damaged. Sometimes, the repair is as simple as affixing a few new shingles, sometimes what looks like a shingle problem actually stems from a problem on a lower level of the roof.
Cracked Pipe Sealant
Vent pipes sit underneath the roofing material. They must be sealed where they protrude through the roof. Pipe flashing can corrode and sealant can crack, allowing water to leak through to the interior of the home. Pricing depends on how much work is required to remove the existing sealant, and how much damage has already been done underneath.
Chimney Flashing
Damaged or incorrectly placed chimney flashing on the roof may allow water to leak into the home when winds pull it away from the chimney or the roof. The variables in this situation are similar to those mentioned for cracked pipe sealant – how much underlying damage has already been done, as well as how much material needs to be removed and replaced.
Roof Valleys
Valleys run down the interior angles of a roof. Rainwater will run down these valleys, so it’s important to repair these if they are damaged, hopefully before water starts to leak through any poorly sealed roof valleys.
Drip Edge
This is what directs much of the rainwater into the gutters along the edges of your home. If this is worn or out of position, then rainwater and snowmelt may not flow properly into your gutters, and ice dams can also form in the winter. These can result in damage to the home’s interior.
Variables in Roof Repair Pricing
Many roof repairs can be fixed easily and without a lot of materials, but some roof repairs are more costly and may require new materials and a lot more labor. It should be noted that one of the variables in fixing roof problems is the type of roofing materials – such as asphalt shingles, cedar shakes, tile, or metal. And within each type of material, there are variables depending on the specific style of materials, and there can be additional cost if existing materials are difficult to match with new ones.
